KCB's sister fund, KCB Real Estate is an experienced real estate investor with over 35 years of experience managing and investing in numerous real estate projects. We are a buy-and-hold investor with a portfolio containing over 1 million square feet of leasable area, including shopping centers, multi-family residential as well as healthcare facilities. In addition to our general real estate funds, KCB Real Estate has three specialty funds dedicated solely to skilled nursing facilities with 48 facilities currently in the portfolio. We acquire properties where redevelopment, repositioning and/or retenanting can create significant value. KCB Real Estate will partner with KCB Management on acquisitions with significant real estate holdings.
Investment focus for shopping centers and multi-family
residential:
- Net asset value of $5M to $50M
- Net operating income of $500,000 to $5M
- Well-located properties
- Potential to add significant value through redevelopment, repositioning and/or retenanting
For skilled nursing facilities:
- Single facilities or packages of multiple facilities
- Net asset value of $10M to $200M
- Profitable facilities with solid market position throughout the U.S. including Hawaii and Alaska (distressed facilities considered in California and adjacent states)
- Sale/leasebacks considered
- Acquisition of operations considered
GEOGRAPHIC ORIENTATION
We will consider acquisitions in any geography, with an
emphasis in the Western United States. Currently, we are
looking for national diversification in our skilled nursing
facility portfolio, which has substantial holdings in
California, Washington, Indiana, New York, Arizona and
Hawaii.
